This information, combined with my expertise and knowledge of the market allows me to give my clients an accurate “Market Evaluation”. The “asking price” on a property, derived in consultation with the client, can then be recommended.
When I list a property, I am prepared to work for my sellers to get them the best price the market will bear. I will discuss commission structures, and services. I am always open to compete fairly with other real estate agents on the final cost of the services that I provide. My listings will always have quality pictures and descriptions, be listed on the MLS, Realtor.ca, RE/MAX and affiliate websites. I also provide (free of any extra charge) 3D photography and video tours as well as drone photography for those listings where sellers are open to it, or request it. With every new listing I will provide you with a current title search, a property disclosure statement, and a CREA disclosure form that explains the relationship with a real estate agent as your ‘designated agent’.
The professional RE/MAX “For Sale” sign will stand proudly in your front yard. A secure “state of the art” lock box can be used to allow easy showings (without you being present). Technology such as the “Touchbase” app makes it easy to arrange real estate agent viewings with minimal disruption to you as the seller. I will help you evaluate the strengths and weaknesses of all offers. I will advise you on how to respond and clearly calculate how much commission will be paid and what the net proceeds to you will be.
